A new generation of office space now available.

Five new speculative office facilities have just been completed at Cobalt Business Park, to meet demand from international companies.

Already home to blue chip companies including Procter & Gamble and Santander, Cobalt has also recently let space to Formica, AccuRead and EDS.

The five facilities totalling 330,000 sq ft (30,657 sq m) will further increase the high quality office space at Cobalt, the UK's largest business park. More than 1.5m sq ft (139,353.6 sq m) so far have been completed and let to occupiers that also include the DWP and Orange. More than 8,500 people are currently employed at Cobalt with that number set to rise to 20,000 on completion of the scheme.

Guy Marsden, director of developers Highbridge Business Park Ltd, said: "In the past few months we have let all of the remaining space at Cobalt, with a number of outstanding enquiries from companies wishing to pick up the "Cobalt Advantage” – being a low cost centre of excellence. Therefore, it made sense to bring to this potential market a range of high quality offices.

He continued: "As a truly international office park we aim to set standards that exceed the expectations of world class companies. Our new buildings are of the highest quality and fit perfectly with our masterplan for Cobalt to deliver buildings with exception green credentials for world class companies.”

An impressive level of specification has been used in the offices which are part of a new generation of ‘green' buildings at the park. Cobalt 22 and 23 bring together a range of techniques and practices that are designed to mitigate the carbon footprint of the buildings. By adopting features such as solar power and rainwater recycling, sustainable buildings at Cobalt are kinder to the environment, also benefiting from having reduced operating costs as they use less energy and water.

Ian Parker, of joint letting agent GVA Grimley, said: "It is extremely evident that large corporate office occupiers are becoming more environmentally conscious – this latest phase of development takes the quality of the offer at Cobalt to the highest level which will be very attractive to companies seeking to relocate.

"Cobalt is extremely active in terms of strong market take-up which is the envy of other regions, the prosperous South East and developers of business parks throughout the UK".
